Fox Farms Storage Units – Morton, Illinois

Land Engineers LLC provided land development services, including a site plan and Storm Water Pollution Prevention Plan (SWPPP) for storage units in Morton, IL.This five acre site is being developed in three phases. Mr. James Smallenberger of Morton Illinois first contacted Land Engineers LLC in June 2009 to provide land development services for construction of two self-storage buildings on this site just outside Morton, Illinois.

Land Engineers LLC surveyed the site and developed a site plan to meet the requirements of Tazewell County Planning and Zoning. Site improvements included concrete drives around the storage buildings and a storm water detention basin with an outlet control structure. Because this site disturbed more than one acre of land, a Storm Water Pollution Prevention Plan (SWPPP) was developed for the site and submitted to Illinois Environmental Protection Agency for an NPDES Permit. Construction on this first phase was completed in 2010.

In 2012, Mr. Smallenberger contacted Land Engineers LLC again to prepare the site plan for two additional buildings at this site. At this time this five acre parcel of land was subdivided from the larger farm property. In December 2012, construction on the second phase was completed.

Land Engineers LLC is working on the site plan for the fifth and sixth storage units that are expected to be complete in 2014.
